General Maintenance Items

  • Monitor and record amperage draw of blower motor

Cooling Cycle Maintenance Items

Cooling cycle maintenance includes all the General Maintenance Items listed above as well as:

  • Inspect the condition of electrical disconnect powering unit
  • Check and record refrigerant chagre and superheat
  • Check and record temperature drop across evap coil
  • Check and record amperage of condenser fans and compressors
  • Check and record condition of evaporator and drain pan
  • Monitor and record space temperature, relative humidity, and outdoor temperature
  • Monitor and record thermostat set point and condition

Heating Cycle Maintenance Items

Heating cycle maintenance includes all the General Maintenance Items listed above as well as:

  • Monitor, adjust, and document gas pressure at burner manifold
  • Clean burners, burner compartments, and carryover tubes
  • Check heat exchanger for corrosion or cracks
  • Clean draft inducer/diverter assembly
  • Check safety controls for proper operation
  • Adjust air shutters for proper flame at burner
  • Monitor and record temperature rise over heat exchanger
  • Monitor and record space temperature, and thermostat set point

Standard Filter Change

Our standard filter change maintenance procedure includes the installation of standard 1 or 2 inch fiberglass filters, remove and disposal of old filters. We ensure the proper fit of filters for minimal bypass.

Self–Contained Refrigeration Maintenance

  • Clean condenser coil with high–pressure CO2
  • Check electrical connections and repair any loose connections or burnt wires
  • Check and record amperage of condenser fans and compressors
  • Monitor and record box temperature and thermostat set point
  • Check defrost clock operation
  • Check condition of door seals

Indirect Make–Up Air Unit Maintenance Items

  • Monitor and record amperage draw of blower motor
  • Monitor and adjust for proper alignment of belts and pulleys
  • Monitor and adjust proper tension of belts (replace if needed)
  • Lubricate shaft bearings and louvers when applicable
  • Check safety controls for proper operation
  • Monitor, adjust, and document gas pressure at burner manifold
  • Check and document supply air temperature and mixed air temperature sensors set point
  • Monitor and record space temperature and thermostat set point
  • Fix and repair any minor burnt wires and loose connections
  • Check and monitor louvers and actuators for proper operation

Cooling Maintenance Items (Split Systems)

  • Check and record refrigerant charge and super heat
  • Check and record temperature across coil
  • Check and repair any loose electrical connections or burnt wires
  • Check and record amperage draw of compressor and condenser fan motor
  • Check and record space temperature, thermostat set point, outdoor temperature, and humidity level

Heating Maintenance Items (Split Systems)

  • Monitor, adjust, and document gas pressure at burner manifold
  • Clean burners and carryover tubes as needed
  • Check heat exchanger for corrosion or cracks
  • Inspect and clean burner compartment
  • Check and adjust safety controls and fan controls
  • Check and record heat rise across unit
  • Monitor and record space temperature and thermostat set point
  • Inspect air duct system for blockage, leakage or damage

General Maintenance of Exhaust fans

  • Monitor and document amperage of motor
  • Lubricate shafts, bearings, and motors as needed
  • Check alignment of pulleys and belts
  • Replace worn belts (when needed)
  • Check and record the operation of dampers, louvers, and fan
  • Check for excessive vibration
